How is metal roofing installed?

 Metal roofing is installed in a step-by-step process that requires precision so the roof stays watertight, durable, and secure. 

1. Preparation

  • Remove old roofing (if necessary) down to the sheathing or install over existing shingles (depending on local building codes and roof condition).

  • Inspect the roof deck for rot or damage and repair if needed.

  • Install underlayment (usually synthetic felt or waterproof membrane) to act as a moisture barrier.

  • Add furring strips/battens (optional, depending on the type of metal roofing) to create an even surface and allow ventilation.

2. Flashing & Edging

  • Install drip edge flashing along eaves and rakes to prevent water from seeping underneath.

  • Install valley flashing where two roof slopes meet.

  • Add pipe boots and vent flashings for chimneys, skylights, and roof penetrations.

3. Laying Metal Panels

  • Start at the eaves (bottom edge) and work upward.

  • Lay the first metal panel square to the edge of the roof.

  • Overlap panels according to the manufacturer’s guidelines (often one rib overlap).

  • Secure panels with screws with rubber washers through the flat surface, not the raised ribs, to prevent leaks. Screws should penetrate the roof deck securely.

4. Seams & Overlaps

  • Apply sealant tape or butyl tape between overlaps where required.

  • Ensure fasteners are installed in straight lines and not over-tightened (which can damage washers).

  • Some systems use standing seam panels that clip together without exposed fasteners.

5. Ridge & Trim Installation

  • Install ridge caps along the roof peak with closure strips underneath to block water, snow, and pests.

  • Install gable trim, hip caps, and other finishing trims for a clean, sealed look.

6. Final Checks

  • Inspect for loose screws, gaps, or misaligned panels.

  • Seal any exposed cut edges with manufacturer-approved paint or sealant.

  • Clean up metal shavings to prevent rust spots.
